Unless the porch is heated, it will not count in square footage. Neither does a garage. Square footage consists of the the above grade, heated portion of a house. Hope this helps!

There may be two square footage numbers associated with a property. "square footage heated and total square footage"
Generally, a screened porch would not be included in the "heated square footage" number but it could be included in the "total square footage." As a seller, it would be beneficial to disclose that the screened porch was included in the total square footage number if that was the case.
Depending on what your township excepts, and if the proper permits and approvals were granted, then there could be a good possibllity that it could count as additional sq. footage.
Also make sure of the permits and the approvals are added to the c of o (certificate of occupancy) If not you could be facing more problems ahead of you.
