Jag131, Renter in Hudson, MA

Does Franklin allow for building an in-law apartment/addition on to an existing home? Are there limits as to the square footage?

You may also want to check with the Healt Dept as well. If the property is on a private septic system. They may also want you to upgrade the septic system to handle the additional usage. If the home is on public sewer. This should not be a problem

Hello,

I would definitely check with the town and Ron is correct about the septic. You want to make sure to cover all your bases. I assume that they will allow it depending on the neighbors and they will probably hold a meeting to see if anyone opposes the addition. We live in Franklin and put a master bedroom over our garage back in 2007.

As said before you'd need to speak with the town. Find out what zoning your property is, what setback, side margin, height restrictions there are to see if you have space for what you have planned. Towns aren't too keen on "in-law" apartments because they become defacto 2 family properties when you add the kitchen and bathroom. You should research which contractors have built in your community and even better your neighborhood. They'll have experience with the permitting process. Same with an architect. Some towns will allow for it, others not, depending on your neighbors you might need a variance and that would be involving an attorney, once again, familiar with the towns proceedures.

hi you really need to call the town of Franklin building department and speak with the building inspector about your questions having to do with this to see if you in laws are allowed and if there's any size restrictions. Most ounds also have time web sites if you google it and will provide you with the department phone numbers and names. Hope this helps.
