I have never used a stager. I have a great sense for where furniture should be placed. I am great with colors. I have been a member of the Allied Board of Trade since the 70s.
Absolutely! I include three hours of staging by a professional stager with all my listings. The Stager will re-arrange what you have and remove anything that takes away from the space. Buyers are looking at space not someone's collectibles and clutter. A stager opens up your space and allows someone to visualize their belongings in your space. I am definitely a proponent of staging for any size home :)
Sellers can be very sensative to suggestions about how to improve their home's appearance. But then there are customers that request our input about how to improve the home. It is our experience that it is best to get a good read on the seller's willingness to work with suggestions before proceeding.
Most important is that the home be clean and decluttered. Some sellers are reluctant to change their lifestyle and would not be comfortable living in a staged home. I've seen homes at all price points that could use some extra help. It does help sell it if buyers can see the house more clearly on not focus on the sellers stuff.
For vacant homes I think it is important to have some of the rooms staged, especially if there is no defined purpose.
Depending on the seller situation I would have them hire a stager or spend a few hours helping them rearrange what they have.

Absolutely--there are two things that set homes apart from the other homes on the market--price and condition. Staging speaks to the condition aspect of the home. Believe it or not, statistics prove that a staged home will sell for more and in less time than the same home non-staged and vacant. I do believe that the home does not have to be a million dollar home to be staged. I find there are simple ways to stage a home that does not necessarily mean furnishing every room. I do get a lot of positve comments from buyers when they visit a staged home. The likelyhood for that home selling is high. I recently staged my kitchen and added some touches throughout the home and it sold due to those decorative touches. I had a lot of competition and did something to distinguish my home from the rest.
Staging is an important part of the buyers experience. As a listing agent I work on two areas:
marketing to bring buyers to tour the property, marketing to promote their best experience while in the home. Staging is key to the second marketing effort.
I have two very experienced professional stagers and, depending on the home, we can take the following approach: the sellers stage it with my participation, the sellers stage it with a professional stagers review, the stager does the work. SOMEBODY needs to stage the home if you want to maximize your response from buyers.
In today's market, where bank owned homes are empty, in various levels of repair, etc. it still makes sense to stage the home based on budget. My stagers are, by the way, also working the 'backside' of the transaction. They help buyers determine how to place their possessions in a home after they buy it!
I try to stage every home that I sell, providing the sellers are willing. Staged homes sell for more and they sell faster. Sometimes I let the sellers hire professional stagers whom I refer, but much of the time I work closely with the sellers to utilize what they already possess to stage, and I help them do it.
