Do you think that homes near a CT beach like West Haven will appreciate in the future?

Looking to invest in home for my parents that might one day be more valuable when / if the market changes. Since CT beaches don't seem to be a big attraction, I wonder if looking for a single family home near the beach should be considered more desirable. Are there other beach towns in CT in the lower middle class range to look at?

Waterfront homes have alway gone up in value more than other properties. Even with the down market now they are worth more than they were 15 years ago. What most people do not understand is that Real Estate is generally a long term high yield investment. Not a short term high yield. If you buy right, maintain the property and hold on to it, it will appreciate over time. This could not be a better time to buy. Another thing to look at is the Interest rates. In 1986 they were up as high at 18%! They are currently at 5%. That is even more important than price. Your paying it amortized daily over a long period of time. Hi Michael

We have some super beach homes here on the CT Shoreline. I cover from New London to Madison. Obviously the prices have dropped and now is a good time to invest. FIRST ANSWER

As a local Realtor, who lives and works in this area, I can provide comparables to show you where the market is now and also recent history to show trends.- predicting the future is out of my realm.

I can tell you that in the 13 years I have been doing this and also as a home owner for even longer the markets tend to go up and down regularly. The $8000 home buyer credit and the programs available through FHA have opened the doors for many first time home buyers.

My listing on Grove Place went on deposit in 14 days because a) condition-- immaculate and well maintanined and b) priced right. One of the draws was its proximity to the beach and its ocean views.

Milford is comparable to West Haven in that homes are priced a little higher but the taxes are lower. Both towns offer great beaches, easy access to stores and major high ways so they also draw young buyers from Fairfield County who can't afford Fairfield County prices but the convenience of the Milford train station make it very doable. In this month's issue of Connecticut Magazine, Milford CT ranked 5th ( preceeded by Fairfield, Greenwich, West Hartford and Stamford.
