Do you think prices will come down for new condos in Millbrae at Park Broadway?

Park Broadway - New Homes in Millbrae,
I see some condos for sale there reasonably priced at 600-700k range.

Is it better to wait out till summer where prices might come down?
Is it true that newly built condos don't hold value in the first few years after the sale?
Also, are these condos sold directly to buyers without an agent?

Please share your advise and opinion.

Yes, I do. I base this on a simple supply and demand. I have a background in real estate development (my family has done it for decades). Almost every developer either finances or enters into joint ventures with investors, and it costs them money for their properties to sit. This causes a lot of added pressure from banks or private investors. So if you wait it out, you will most likely see incentives included in the sale, (better financing, a new upgrades, etc). However, if you are eager to get a certain location in the building you may want to enter soon.

In my opinion, newer condos are just like older condos. Price is based on the current market condition and supply and demand. As of this weekend, I have been told that there are currently ~10 sold, ~20 pending sale, and ~70 still available. So therefore, there is a lot of supply right now. Currently, it should be easy to negotiate well under some of the asking prices however if units don't sell by summer, yes the prices will be lower and your ability to negotiate will be even stronger.

Yes, it's possible to use an agent to negotiate for you. If a agent with good negotiating skills is chosen, you could get the location you want at a very reasonable price.

Let me know, if I can be of any service to you in your real estate purchase.

Believe it or not, prices are negotiable now with many new developments. Our office have been successful in getting some awesome deals accepted with Park Broadway!!! Definitely use an experienced agent these days, even with new developments!!!

Good luck!

Hi Al,
Park Broadway just reduced their prices. Should consider to purchase now as interest rate is below 5%. We have no idea how long this will last.
It's always better to employ a real estate professional to work for you. We can guide you through the whole transaction and answer your questions. You don't have to pay us, the developer do.
