Do you still need title insurance if you're paying cash for a brand new home?

It is in your best interest to buy title insurance. Title insurance protects you against claims against the property. Also, not having title insurance may complicate things when you try to sell the property in the future.
Ultimately, it is a small price to pay for peace of mind.

You want to be protected against any liens on the property.

I would like to know that I am buying clear title to the cash property I am buying. With the upside down status on most hiomeowners, clear title can become a problem

I believe it would be a good thing to have title insurance no matter if the home is new or resale to protect your investment, if the builder had liens or lawsuits that find there way to your home's title then you would be protected.

You actually never need title insurance. Lenders require it, but it benefits them, not you.

Personally, I think sellers need to buy title insurance to warrant the title that they're conveying to the buyer. What's the point of a warranty if there's nothing backing it up?

All the best,
