What do you think is the true Value of Snickersville Turnpike home listed at 1.875M? I am confused as to how much acreage it actually has

Many times people list their homes based on what they need or expect to get out of it based on the wrong set of facts. Some agents will take a listing at any price and let time and market conditions find the real value. That wastes everyones time and energy. In some cases, the seller misses the oppurtunity to sell their home, by being priced over the market and prices fall while they are trying to sell at the wrong price or the season changes and the number of potential buyers decreases. Correct pricing is difficult and important. Often times a professional appraiser will use the wrong comparables and come up with the wrong number. They tend to be more like engineers (fact oriented) and realtors are more line architects (sensitive to location, style, setting, more subjective issues).
