Upper Montclair is beautiful but for $200,000 or anything that size, you are compromising a lot. There are other great areas like Verona, Cedar Grove, Montclair (not Upper), and even parts of Clifton that will give you a lot more for your money, and some will have a lower real estate tax millage rate. The only homes which were listed on the Garden State MLS that have sold in the past year in Upper Montclair for under $250,000 were all at the Bellaire House, 530 Valley Rd. There are some on the market now as Gina has shown you. This building or finding a FSBO are your best options.

Keep in mind that if looking for a condo, monthly fees also need to be incorporated into your budget. Fees can range from $200+ per month. Typically they cover maintenance of the common grounds and snow removal, sometimes heat, water, sewer, etc. but its very important that you know what they are upfront and what it covers so you can plan and budget accordingly.
