Not unless Seller instructs listing agent to do so.

If a seller instructs his listing agent that he/she does not want to be bothered with frivolous offer such as..... x,y,z, .... then at time of the listing agreement is drafted, that instruction can be inserted into the listing contract, and then listing agent will not be obligated to to present all offers to seller.

As listing agents, all offers are to be presented to the client. If the client has a great trusting relationship where client does not want to be bothered for everything but lets their realtor do the negotiating and tells them to bring offer over certain price range or highest and best then the realtor does all the work. Realtors loyalty is to their cleint (buyer or seller) to protect their best interest which is why you should pick a good realtor with lots of experience who is has some certifications in the field of real estate like a GRI.

After reading Jane's response, I am not sure I got the question right, seeing you are a buyer. If you are asking....Do realtors limit the scope (homes) they show you....Then I would say, that depends on the realtor and or the realtor/client relationship. If you list your Wants and Needs, price range, #of bdrms, amenities, etc.
The realtor can zero in on the properties best suited to your needs. This will save you lots of time. It may take a trip out to view a handful of properties that seemed to fit and then based on your reactions to the properties the realtor will get a better understanding of what you are looking for. Nothing beats selecting 4 or 5 homes that fit a clients search criteria and on your first outing they put an offer on what they feel is the best house for them....and it closes!!

In California listing agents are mandated to present all offers to their seller, UNLESS the seller has told them specifically NOT to show/tell them about any offers below a certain limit or outside of certain terms. As Realtors, it is our highest commitment is to our client's best interests, so if our client tells us it is NOT in their best interest if offers come in below a certain point, then that is what we will honor. I also feel (as a 20 year veteran of this industry) ,that it is best to counter all offers no matter how low they are, because one never knows if a buyer can be negotiated up to a satisfying amount in the seller's eyes, until you try! Padres: All offers must be presented to the seller. However, listing agents who are representing sellers do not, or should not, disclose to other buyers, or their agents the details of the competing offers that they have recieved.

They had better not. In NJ an agent 24 hours to present an offer, and they should be presenting any and all.
Even if the client is quite firm on price, etc...Situations change, attitudes change, unforeseen oportunities may ariseor vanish. I find even low offers if sincere with great terms are worth discussing, if that is all that is coming in it brings conversation to price adjustment.
