Barry Freidm…, Home Buyer in Oklahoma City, OK

Do my husband and I both need a 580 to get approved for a FHA loan?

Asked by Barry Freidman, Oklahoma City, OK Sat Feb 23, 2013

My husband definitely has that score, but mine falls short. Will I hurt our chances of getting a loan? We have a decently low debt to income and have down payment.

No your credit score could be as low as 640 to qualify for FHA. If you need any further assistance you may call me.

We could do the loan in only your husband's name. Do you know your credit scores?

We are able to finance FHA loans with credit scores as low as 580 with only 3.5% down and no investor overlays. Feel free to apply online at http://www.rhlapps.com/kjones or give me a call.

You need to get your credit scores up to 620 or higher. I highly recommend 2 courses of action;

1) hire a professional credit repair company and do what they say. Here is a link to one that some of my clients have used successfully: http://goo.gl/mm2T1

2) you need to get your cash flows and budgeting under control. Please reserve your seats to my next FREE Be Debt Free! workshop where I will give you the tools and the knowledge on how to do that. Nothing will be sold or offered for sale. http://www.BeDebtFreeWithDutch.com

I believe you will need a 680, call Michael Clutts at 405-595-1764. Michael is a Loan Officer at City Wide Mortgage. He will be able to explain the ins-and-outs of financing.

Hello Mrs Freeman:

I do have a mortgage co that will work with you with lees than a 580 credit score, the first thing you need to do is contact me so I can give you their information:

It may be necessary to use both of you for the payment ratio: But you need to speak with a mortgage co to find out for sure:

In the mean time we can get together sift through homes that you and your husband would like to own:

Thank You

We just apply for a mortrage last Jan. 1 and my husband's middle score is 600 yesterday when we tried to re apply it says 577, i don't get this scoring model, while i keep track of our credit on those bureaus and its all the same things there. I have a middle score of 680 but the problem is i need my husband to combine our income . Is there any lender here who works on one is 680 and the other one is 580? My number is 4056224075 in case there;s a mortgage proffessional who can help us.

There are some Lenders still doing 580 FHA loans. Most require 620 as a minimum. If memory serves me right, they take the average of both scores. The guidelines change often, and a new change will be impacting mortgage insurance (MIP) on April 1 AND, lasting the life of the loan, (no longer falls off at 78% LTV). If you would like a short list of local Lenders, better suited to answer your question (OKC area), please contact us through our profile. We promise not to blow-up your phone or email, and will ask the Lender contacts to respect the same!

Best of luck in the home search!
