All lenders require a minimum of 3.5% or more as a down payment for a loan unless VA loan. Speak with mortgage broker have detail information provided to you

Are you purchasing or renting? If purchasing, purchase contracts are treated more seriously when accompanied by a deposit.
Really there are only two 100% loans available... VA and USDA rural development... VA you have to be VA eligible (have served in the military) and the USDA the home must be in a "rural" area... The loan officer can check the address and see if it applies...

If your a cash buyer,no need to,only if your getting a loan would that come into play.

There are lots of mortgage programs...depends on many factors. Credit score, income, length of employment, etc. FHA financing will require 3.5% down.....much of that cost can be offset by negotiating a seller's concession. There are also conventional programs which require only 5% down.
