Difficulty finding the right house in the right location in Brentwood.

My wife and I are moving to Brentwood to be closer to family over the next few months, and are looking for a newer traditional-styled but up to date home in a good location in the 600-800K price range. We'd really like a bonus room/media room, large modern kitchen, and 4 bedrooms with a guestroom on the first floor and a flat yard kids can play in. A walk-out basement would be icing on the cake.

Everything we've found in that price range that meets those criteria seems to have location problems - Tuscany Hills seems to be developing excessively slowly; Bonbrook/Arlington Heights/Fountainbrooke seem far away from I65 and too close to Nolensville for (school-zone) comfort; Governor's Club has exorbitant dues and battles Concord Road traffic. The closest match we've found is in Copperstone - any feedback on this neighborhood? Is it family friendly with lots of community activities for kids? Anywhere else to look?

Any feedback or guidance would be appreciated.

Das may be a great resource for you to ask more questions of as they have just completed a similar search, and probably learned a ton about the area for those relocating as well. Eco - did you ever find the right home and neighborhood for you in Brentwood?

We recently purchased a home in the area, and some of the communities in Cool Spings (Avalon, Ashton Park, Carronbridge) still fall into Ravenswood high school They are probably the most convienent in the area being right off 65. It's hard to find a home in the newer communities though with a large, level yard.You can get a school district map from the their wedsite.

We've continued to follow pricing in the $600-900k range and basically nothing is moving. Inventory is contining to grow-and-grow particularly in the $700-900k range, and pricing is still coming down.

I've been gone a while but as a resident of Brentwood for 30 years and having sold Real Estate here for 18 years, I can say that you have picked out some wonderful neighborhoods and yet seem to be a little perplexed...the answers to your questions will come as you tour all these communities with a Realtor ...there has never been a time in Brentwood with such a selection of homes to buy, so now you have the odd action of "weeding them out"....Most of the new neighborhoods will battle Concord Road and the widening from Sunset to Crockett will begin next spring to try to avoid the school traffic and yes, it will be a nightmare for a while...

Below you will have a list of the basement homes and there are many to consider...Lansdowne, Bonbrook, Highland Park, Foxboro, and more....most are kid friendly, however the most organized kid activity neighborhoods are Brookfield, Chenoweth, Highland Park.....Copperstone may not have as many kids as you would like, but is next to Brookfield...Concord Hunt has level lots, but then no basements usually....our basements are built on sloped yards because of the rock...so then you go back to Bonbrook for the most basements.... Taramore,, Sonoma, Inglehame Farms are a little further out, but selling well

There is also another renovation nearby that is well worth considering. The Wetherbrook neighborhood has an excellent floor plan available right now (lot 43, listed at $683,905). There is quite a bit left to be completed in the neighborhood, so be respectful of that risk / take that into consideration - but go look. They have a nice offerring for the price.

You have gotten great answers about neighborhoods. I will give you a tip about Concord road. They are planning on widening the road and will have it shut down for 3 months between Crocket and Wilson I believe. I would stay away from there if you are not wanting to fight traffic!!

Have you looked in Avalon yet? There are several sections of the neighborhood. Some of the lower sections have very small yards though. Also, there are some great neighborhoods going up around the Peytonsville Rd exit as well as 96 west of I65! Incredible homes with yards but I would check on school zones.

I am a Realtor living in Chenoweth which is east of I-65 but not as far out Concord as Governor's Club. I show homes in Brentwood all of the time, and there are a number of good options for you. My suggestions would be:

1. Wetherbrooke (can access off of Edmondson Rd and it has a traffic light to get on to Concord). John Weiland, the builder is offering some great deals
2. Lansdowne--not new construction but very nice lots and many have beautiful upgrades
3. Concord Hunt and Brentwood Glen
4. Northumberland and Inglehame Farms (very close to Moores LN which leads to Cool Springs area and I-65
5. McGavock Farms, Fountainhead, Brentwood Country Club and Belle Rive are in great locations but are older homes. Some have been beautifully updated though and may meet your needs

Copperstone is farther down Concord and Sunset Rd. Very nice homes but if you think Bonbrook is too far out, Copperstone is farther in my opinion. You can cut through backroads to get to the Cool Springs area and I-65 from there, though so it depends where on I-65 you want to be.

You might want to search by elementary schools: Lipscomb, Edmondson, Scales and Kenrose generally have homes more close in than Sunset and Crockett. (Although Concord Hunt is in the Crockett school district)

Thanks for the quick response Kevin. Would you happen to have a link to the homes you referenced in Concord Hunt? Avalon I believe is in Franklin, and we'd like to stay in the Brentwood/Ravenwood school district.

Any info on Wetherbrook? Looks like the prices on the new homes there have dropped recently.

Eco, great observations. There are a few resale homes that you might want to be aware of in Concord Hunt (fantastic location to avoid most Concord Road traffic), perhaps the right floor plan in Princeton Hills (there are some misses out there), and two houses being built in Avalon shortly (by the same builders in Copperstone).

Woodlands at Copperstone has created some great feedback from the homeowners and their families that we have worked with there. Several times we were able to have clients talk with the current homeowners there and get a feel for themselves. Have you run into anyone there or would you and your agent like an introduction?

There are also two more homes to be built shortly in Copperstone - both (and the two in Avalon) will have the bedrooms downstairs that you are looking for...
