Have you considered Kings Trace? There is a HOA but it is only $440 a YEAR! Priced from the $160,000s to the low $200,000’s, Landon Homes presents a new collection of floor plans designed especially for Kings Trace. St. Augustine South would be a possible fit, but you could also look in the Davis Shores which is located on the Island. Another great community is the Shores but it has an HOA of $29 per month. You might want to check out NW St. Johns County. There are some very nice areas that are not in HOA's, have all of the criteria you have mentioned and are situated on larger lots. You can be in St. Augustine or Jacksonville in a short time. Our website http://www.ImprintProperties.com gets fed directly from the Multiple Listing Service (MLS) so you can search like a Realtor. We also offer a free home finder service where you provide the criteria you want/need (Type of home, square footage, garage, bedrooms, baths, lot size, HOA or no HOA, and so forth) and when homes come on the market you are notified via email. It takes the search time out of entering the same criteria every day.

The first community that came to my mind is The South (just east of US 1). It is very near Flagler Hospital, there is no HOA, it is very family friendly and is filled with outdoor type people since this area is located near boat ramps, picnic areas along the intracoastal waterway as well as shopping, restaurants and theatre.
