Deed of trust & Mortage Loan issue

Here is an issue that I have for which I need help resolve. We, my wife and I have purchased 50% ownership in my parents home and have a loan w/ interest pending that came as part of that via deed of trust. We have since cosigned a refinanace on the property and we're making payments on that instead of the orignal loan w/o any other agreements. The deed of trust remains not satsified and is also overdue. I'm looking options of how to resolve legally.
