I have seen your question a number of times. The first thing is to get with a lender who may be able to help you. Another route you may need to go is an owner finance type of situation. You would need to contact a Real Estate Attorney who can help you do this the correct way.
In my experience, any buyer needs at least a 640 credit score to get a loan.
