What is the potential for investing in single family homes in 75209 (Dallas, tx). These homes are 50 to 60 years old. Are they good for renting and waiting for appreciation? Is this a good area for investing (hold and sell).

There is really just one small area here that has many homes available for investment quality. This is on the very edge of some very hot neighborhoods. Schools are good, but I think the time will come one day. I guess you are talking about the area North of Mockingbird, East of Lemon/Marsh and South of NW highway and not Bluffview proper? Not sure it is a steller neighborhood, but as decent a gamble as any. Still see people on some corners drinking and hanging out.

I have a client that buys, fixes and flips homes in this zip code and 75229 ( I have sold 5 of them in the last 6 months). I have rental property in this area also. As with any investment, property, stocks, or any other item you need to do your homework. You also need to find a Realtor who deals in investment property, knows the numbers and can run a net sheet for you. As my fellow Realtor mentioned there are a lot of good areas for investment in the Dallas area.

FIRST ANSWER

This is a great area. You are not going to find the deals there for investment like you are going to find in other areas. As a rule of thumb, buy and hold you want to get in at total cost plus repairs at no more than 80% of the market value. There are a few. But for the money, we can do a lot better in Plano or McKinney, areas with great school systems will always attract the tenants that you need for the investment property. Plus, you can get two houses in Plano or McKinney for the one house in 75209.
