Yes, there are many variations and exceptions to age requirements in the active adult communities in Mesa and the Valley. Each HOA can review their requirements and exception policy that may involve you filing an application and request.

I can't find this property in the MLS and the map location associated with this listing on Trulia seems to be off. The listing agent can be contacted at the info below and then you can ask them about the age issue.

I am not sure about this property but there are similar properties similar in the Wells. In this 55+ community, you can own a home if you are under 55. A few owners have inherited property from deceased relatives or purchased the property. They cannot live in the property unless someone over 55 is in residence and needs a caregiver. But they are able to rent the property out to someone 55+ until they themselves are old enough to live here.

Usually the buyer does not necessarily have to be age 55 or older, but at least one of occupants that will live there full time has to be. You really have to review the deed restrictions or HOA CC&R's to be certain. For example, a 30 year old could own the property, but whoever plans to occupy (usually at least one) has to be age 55 or over.

Some communities will allow under 55 yrs old,depending on the HOA rules. Would need to verify with the comunities HOA guidelines. This particular property had an undisclosed address. Please contact me for properties that will be available in your designated area.

Most 55+ communities have an occupancy requirement of 80% 55 or over...allowing 20% to be under 55.
