Cuesta Park has really taken off in the past 6-months. I don't think you'll find any "bargains" there.

Just did a mini-analysis comparing home sales of Cuesta Park vs. Waverly Park over the past 6-months. I thought it would be interesting to compare these (2) neighborhoods because i) both are desirable west of El Camino neighborhoods; ii) both primarily served by MVWSD (vs. pars of Blossom Valley, Varsity Park served by LASD); iii) both are fairly defined and consistent.

Sales Price vs. List - Cuesta Park: 17%, Waverly Park: 11%
$/SF - Cuesta Park:$908, Waverly Park:$742
$/Lot SF - Cuesta Park:$251, Waverly Park:$186

Cuesta Park has Waverly Park "beat" in every category. The numbers for Cuesta Park are approaching South Palo Alto territory! I know it may not be a fair comparison (as homes and lot sizes are little bigger in Waverly Park and $/SF tends to level off), but I thought the numbers are interesting nonetheless.

Fine print: left out some homes where I was not able to calculate the metrics because data wasn't available; did not include any of the Enclave homes.
