Crime rate stats look high in Vineland, any thoughts on this? I'm looking at investment properties in the E Chestnut ave, E Walnut Rd areas

Vineland is very diverse, its a beautiful area and the commercial district surrronding the mall has improved greatly over the past decade and is home to almost every store imaginable and the 3% tax rate makes it even more attractive. As far as the crime rate goes its like any other town or city, the closer you are to the center, the worse it gets, and as you branch out into the suburbs or further out into the farmlands it gets pretty nice and peaceful.

Vineland is the largest municipality in New Jersey (amost 70 sq miles), that might explain the overall stats. I'd suggest talking with the police department with regard to the areas you're looking at.
