Cost of building in South Tampa?

Asked by Andrea, 33620 Mon May 17, 2010

We are planning on building a new home in the near future, and I would like to find out the cost of building per square foot in South Tampa. Our goal is to try to find an empty lot or a knock down house in a nice area of Palma Ceia or Davis Island, or build on a builder's existing lot.
We want the house to be around $4,000 square foot, 2 stories, with custom finishes inside and out. Our ideas for the interior upgrades are not necessary the most expensive materials, but definitely unique and different from the usual commercial build homes that all look similar and the materials are right out of Home Depot (for example I don't want full wood kitchen cabinets for $40,000, but I want to have unique sunk-in wall cabinets in the master bathroom). For this reason, we'd need a builder with "outside of the box" experience; I'm not sure how much that would add to the building price.
Can anyone tell me a ballpark price per square foot to build the home?

I would reach out to Devonshire, Mobley & John Sample. Good builders in the area and ask for information about how they would work with a home buyer like you.

Andrea,
The cost to build is going to vary greatly depending on level of construction (ex. block home vs. wood frame), level of finishes and materials( ex. hardwood or travertine flooring vs. carpet) and the builder. Like most other services, you typically "get what you pay for" and the level of the Builder's expertise, as well as the Builder's fees will vary greatly. Our preferred Vendors webpage is http://www.smithandassociates.com/preferred_vendors/ , which whill provide a few contractors we have worked with in the past. Also, check out http://www.tbba.net, Tampa Bay Builders Association, for a list of local builders. My partner and I have worked with many South Tampa builders on various projects over the years, and have references on file for many of them. We would be happy to even set up an interview with several of the local and well established builders, along with portfolios of their homes. Most reputable builders begin pricing at $125 per square foot to as high as $350 per square foot, we would be happy to help naviagate you through this process, as wehave done with many of our happy clients. For an accurate an clear picture once you have an architect design to your specification, consider contacting a few local contractors for free estimates--then go from there.
