Converting 4th bedroom into a walk in closet for our master bedroom add value to our home?

Asked by Linda, Pleasant Hill, CA Wed Jul 9, 2014

We currently own a 4 bedroom 3 bath home (approx. 2000 sq ft)in the Highland area of Pleasant Hill. I'd like to convert our 4th bedroom into our Master bedroom walk in closet. Will this increase or decrease the value of our home? there are several 3 bedroom and 3 baths in our area.

I would have to agree that a 4 bedroom home has an edge over a 3 bedroom home in terms of value. We often see buyers that are looking for 4 bedroom home but rarely encounter ones that are seeking a room sized walk in closet in the master.

If your purpose is one of increasing the home's value, there are likely many other options that could be considered to accomplish this. My vote, leave the bedroom arrangement as it is and let the future owner make the adjustments as the see fit.

Just keeping it real!

Hi Linda,

A 4 bedroom may be more appealing to more buyers than a 3 bedroom.

Kind regards,

This would most definitely DECREASE the value of your home significantly.

This will decrease value when it comes to resale. Having the additional bedroom when it comes time to sell will be advantageous for you, especially if there are several 3 bedrooms in the neighborhood.

Not necessarily. You are downsizing the house from a 4 bedroom to 3 bedroom. If you make this conversion, it's for you. Don't count on it increasing your home value.
