Considering return on investment, where is money best spent on remodeling?

This simple answer by all surveys are #1 The Kitchen is the king and #2 is The Bathrooms.

Thats a good question that is being asked almost every day by investors.

An investor has to be carful when deciding to remodel an investment property. Some of the remodeling that will bring high return are:

1.Flooring like tile, wood and marble
2. Kitchen remodeled
3. landscaping front and back
4. room additions
5. painting the interior nd exterior
6. replacing the light fixtures and adding ceiling fans
7. Bathrooms
8. Some of the " facelift items" like replacing shower heads, door handles, faucet fixtures can make the property more attrective and will result in higher bids.

My top three for best ROI would be:
1: landscaping - cutting back an overgrown yard helps curb appeal tremendously for next to no cost.
2: paint - for a few dollars, you can touch up a home or for a few hundred, repaint whole rooms.
3: carpet - for a couple dollars per foot, you can get fresh flooring.
