DLEW, Home Buyer in Tampa, FL

Considering relocation oppty in Tampa (Brandon)

Asked by DLEW, Tampa, FL Fri Jul 27, 2012

Would like to learn about neighborhoods and schools (middle and high school). Must be dog friendly (golden retriever). Price range ~300k. Moving from CT.

Help the community by answering this question:

Check out city-data.com to find out about school ranking in the area. Your best bet to find out about neighborhoods, would be to contact a good Realtor in the area. So much is a matter of opinion. what one person likes another would absolutely dislike. Your Realtor would help you identify the best area for you.
Good Luck!

may I recommend contacting a local real estate professional who could tell you everything you want to know about certain neighborhoods and schools. Your local real estate professional could also send you " a c t i v e " listings of homes that match your search criteria (price range, location, school district).

Unless you are a cash buyer, the first thing you should do though is to contact a lender in regards a mortgage loan pre-approval.
With a pre-approval letter in hand you can start your shopping for homes - real estate agents and sellers will take you much more seriously when they see you have your mortgage funding in place.

If there is anything I can do to pre-approve you for the homes of your dreams, please feel free to contact me at your earliest convenience.

DLEW, Check out City-Data.com. This website contains lots of stats by zip code, neighborhood and public forums. The public forum either answer previously asked questions or you can post your own. You will want to target Tampa, as City-data.com offers information about most major ciities in the US.

You can also use the following sites: http://gis.hcso.tampa.fl.us/crimemapping/ Hillsborough Sheriff's crime mapping,

FYI, if you rent in Florida less than 6 months the rental will be subject to a tourist tax (approximately 15% and you will have to pay for the housing up front) If you rent for 7 months this is considered an annual rental and not subject to the tourist tax. However, the monthly rental amount will be higher than the annual (12 month) rental rate. Frequently seasonal rentals are higher priced (possibly double the monthly annual rate)

Most condos will allow pets up to 25 lobs. To find housing for larger dogs can be challenging and may limit your selection of inventory. Schools start 8/21 in Hillsborough County for students.

Your price point will provide you with some good choices (neighborhoods to buy and live) Imagine Christmas at the beach!

Best wishes,

I moved to this area 7 yrs. ago so I understand the overwhelming choices you need to make. The Brandon, Valrico, Riverview areas are a great place to live. All the ammenities of a big city but you can have the small town feel. Most areas are pet friendly.

To learn about the schools, go here: http://www.sdhc.k12.fl.us/schools/

You have a realistic budget for finding a nice home in the area. There are many nice developments. When you e-mail your criteria to me, I would be happy to make recommendations for the perfect fit.

The Brandon and Valrico area is a great place to live especially if you have a family. Based on your budget you have a lot of options. There are a lot of smaller communities in South Brandon and Valrico that you will really enjoy. I will recommend Riverhills if you want to be part of country club. Another neighborhood I would recommend is FishHawk Ranch.

You will also find the school in area are great. You can learn more here: http://www.sdhc.k12.fl.us/schools/

You will not have any issues with your dog.

There is a lot of new construction going on in the area. You will be able to find a very nice new construction home with plenty of space for your family. Most builder offer great incentives and may pay all or most of your closing costs.

I was raised in Brandon and still live here. Please feel free to call or email me with any questions you may have.
