Hi Vernon:
I am in the Fort Lauderdale area of Florida and would love to assist you in your home purchase once you get your home sold in North Wales. My advice in selling your home quickly is to do "drama pricing", which is what is driving the foreclosure market up and making prices go higher in Florida. Banks are putting a house that is worth $200,000 on the market for $185,000 and are getting multiple bids (27 on my last one) and the house is ending up selling for $215,000. This is an amazing tactic, and is working like a dream. Of course, you will need a very knowledgeable agent in your area who knows what he/she is doing. 1. Price it right

2. Curb Appeal, create the will for people to want to see more

3. Visibility, the more people that know about the product , the greater the chances of selling it.

Vernon, you've already gotten some GREAT advice from my colleagues below!

I wanted to reiterate that THE most important thing in getting your home sold is three-fold: 1. priced right (that is, realistically in the marketplace), 2. condition -- or, in other words, having your home appropriately prepared to sell (that is, decluttered, super clean and neutralized so that a buyer can walk in and envision themselves living in the home); and 3. hiring a hard-working and honest Realtor who is not only a full-time knowledgeable real estate expert with effective negotiation strategies, but also one who is aggressive in their marketing of your home!

These days, a vast majority of buyers find their homes on the Internet. As such, when you list your home, your must have a Realtor maximize exposure of your home ALL OVER THE INTERNET!! (Yes, a significant Internet presence is THAT important!:)

While many Realtors will mention the importance of the Internet in marketing homes during an appointment, I provide SPECIFICS as to ALL of the sites on which my clients' listings will appear. It's that type of accountability that my clients appreciate.

What you need to know to make an informed decision is (in this market):

1)The current "absorption rate" for the North Wales, Upper Gwyned area. That is to say, how long is it taking for the inventory of homes of like design and scope - to yours- to sell, in short -the months of housing supply).
2)The market "differential" (% of List/Sold)
3)The Supply/Demand Ratio of North Wales (a higher numer indicates a move to a more normalized market)
4)The total # of Comparable sales in your area as well as your current local competition (including a Comprable Markety Analysis).

Using the above information in conjunction with a thorough Comparable Market Analysis (CMA) should be a good starting point. And...choosing the right REALTOR local to your market is highly recommended.

Hello Vernon...The most accurate way to determine what your home is worth is to have a Realtor provide comparative sold properties within the last 3 months. If your home is priced properly, marketed well, in very good condition and not a glut of homes for sale in your neighborhood you should be able to sell. There are no guarantees in this market so pricing and marketing are key. If I can be of any help, please let me know.

Hi Vernon,

The quickest way to sell your home without giving it away is to price the home properly right from the start. Not over pricing it as is the case many times with Realtors.

Finding the best Realtor who will be honest, aggressive and who is an expert negotiator is what you should look for. The market is still saturated with over priced listings that are not moving and the last thing you would want is to be added to that list. When that happens, nobody wins and then you could wind up selling for under market value.

You also should make sure that your Realtor works full-time because selling a home takes a lot of time and I have found that when Realtors work another job, they have time constraints and are not able to give your home the attention it truly needs.

Making sure your Realtor is an expert negotiator will guarantee that your Realtor will fight for you to make sure you get the price that you should get. Hiring a Realtor who is not comfortable with the negotiation process or who is not comfortable with confrontation, could wind up hurting you or costing you money at the end of the day.
