Changing realtors from renting to buying.

We used one agent to search for rental homes. We did not find any that fit our needs. We are now shifting to purchasing, but we promised a family friend that we would use them when we purchased a home. How do we tell the realtor we had serching for rentals that we are using someone else for purchasing?

It's a shame you didn't "use" up the "friend" and not the other agent to look for rentals. Why didn't the family friend invest in you in the beginning? Probably because they didn't want to waste their time...

Buyers do that all the time to realtors without a thought that realtors don't make a dime until they sell a home. They do not have a salary. So when buyers use 3 realtors to haul them around weeks on end, using that realtors' time, gas, effort and "good will" - they are wasting the time of 2 realtors because only one will get paid in the end. But please don't continue to use the one who helped you if you don't intend to let him get paid for all his hard work/effort/time. The right thing to do would be to let the one who has already helped you earn the commission off the sale of a home you buy. You need to explanin to "the friend" you already used that other agent and feel an obligation to him. How's that? That's the right thing to do. You've got the obligation wrong...or if you buy using "your friend" have him pay the other realtor a 20% referral fee so he will be compensated for all his good will, hard work and time he gave you

It's best to be up front and direct.....real estate professionals understand the nature of the business and are used to being disappointed. The good ones have the ability to pick themselves up and say......NEXT!

It depends on what agreement you signed with them.
If you did not sign a buyer's rep, then you are free to shop around.
One nice thing you might do is buy them a gift or pay them for their time.
You could also ask your family friend to pay the original realtor a referral fee if you buy.
You may not be obligated to any of this, but your struggle with saying goodbye shows there
is some value realtor 1 gave to you, so I think it would be a nice gesture to reward them in some way.
I think the other really nice way you can repay them is take a big stack of cards. Make sure to give
them plenty of referrals. The best and most successful referal is when you can give the agent a name and number and tell them, I told my friend Joe you would call them. He's looking to buy/rent a house in X area.
