A certificate of occupancy is not required for a resale.
A certificate of inspection from fire department is needed.

FIRST ANSWER

A certificate of Occupancy is required. Basically the homwowner is responsible and completes a form (that must be notarized) that they have smoke detectors & carbon monoxide alarms on each level of the structure, and within 10 ft of bedrooms. Also a portable fire extinguisher must be installed upon change of occupancy.

Once the form has been notarized by the homeowner, it must be presented to the township. If it is done at least 10 prior to closing, the fee is $35.00. After that the cost goes up. $70.00 if presented 4-10 days before closing and $125.00 if presented fewer than 4 business days.

The application is available at the Metuchen Fire Prevention Bureau at 500 Main St. Also your Realtor should have copies. Let me know if you require additional information.
