Castle Hills West (in between 121 and Old denton) - is it worth?

Castle Hills West - Property around 350k plus - (American Legend construction) – 70 foot lot and excellent quality.

1. Is it worth?, as this property is near the 121 Highway/service road and Old Denton tap, can hear the highway noise?
2. Does Shopping next to property impact? - Heard there will be a shopping complex is being planned next to that property?
3. Does the property appraisal in future - As this is next to the magic mantle property?
4. Elementary School - While driving saw lot of apartment complex nearby, does this impact the school rating? As of now the Independent Elementary School and heard nearby apartment complex kids are in that school, does it impact School rating?

This is an old question but I have to answer because I live in the Carrollton/Lewisville community & Castle Hills is one of the most desirable developments in the area. The schools are wonderful. The apartments are not a factor in that neighborhood. The shopping complex is Castle Hills has a great mix of small business tenants. It is very private. Castle Hills is a great place for families & offers townhomes for people who prefer less maintenance & the convenience of being able to walk to dinner, cleaners, milk or wine you forgot on the way home, etc. It is a commuter's dream neighborhood! You can access highways to everywhere in the DFW area.

1. It depends on what you want and where you want to live. It might be next door to your work so that would be good. You probably can hear highway noise? Does that bother you. Go inside the house on a rainy day or at rush hour....check it out, see if it bothers you. Stand in the yard, have a conversation. Read a page or two in a book and see if it keeps you from concentrating.
2. I personally would not buy next to shopping, but you have other people want to be able to walk to shopping. I think if you ask the question, it is a big enough of a concern not to buy there.
3. Future values are impossible to determine. It should stand on it's own, I don't think it will increse in value because it is next to a higher priced community. There are plenty of examples around to support this.
4. From the teachers and admins I have spoken with they say the best deteriminer of school rankings is stability of the population. Most people think it is income and this is perhaps not entirely true. There are great schools in lower income neighborhoods. Apt dwellers in many parts of the Metroplex tend to move frequently and this can have a negative effect on rankings.

Usually rule of thumb
1. When a property is close to busy street backs up to road noise difficult for resale
2. Depends on location to shopping center what separates properties in most instances can cause future resale value
NOTE: A personal friend of mine has a gorgeous home in Frisco purchased next to shopping center his home been on market for 3 years with no offers due to location. Home value $395K
3. Apartments close to school, all cities must have equal opportunity housing YES those students would be attending school.

SUGGESTION: Have you consider other areas if you can qualify for $350K home, Coppell is not far, Coppell HIgh School http://activerain.com/blogsview/1411988/coppell-tx-high-scho…

Coppell has a small foot print for a city not many apartment complexes.
