Canadian looking to invest.I am looking for a condo or townhome. Ideally it is gulf-front or on a upscale

goif course. It need to be in a short term rental program. I like to use it myself in the winter months. What is the avergae market price for it??? THX

My unit is a townhome with a one car garage. It has been professionally decorated, and is fully equipped. It is on a short term rental program, and also a vacation rental website. Unfortunately, to do a short term rental in any area would require the zoning in that area or community to allow for "short term" rentals. You will not be able to find this if what you are looking for is nightly rentals. Also most condominium communities in Naples do not allow weekly or short term monthly rentals.
In the winter months, Naples is full up with all the "snowbirds" who come here to roost to get away from the snow up north. So Naples would not be a good area for what you are looking to do. The best place you need to look are resort areas that allow this and are zoned accordingly.
Fort Myers Beach allows for this and there are several condos along three miles of beach to choose from. I have taken pictures of quite a few and the square footage ranges from 600 sq. ft. to almost 2000 sq. ft.,
ranging from 250K to over 1.2 mil.
Orlando would also be perfect. There are very many areas especially on the countries best golf courses that allow for short term, nightly and short monthly rentals that are 7 minutes from the theme park and 40 minutes away from the beaches and may be exactly what you are looking for.

Also, just because you are Canadian does not mean you have to be financed as a "Foreign National" and be subject to high rates. I work with many Canadian since I speak French and English fluently. If you are looking for gulf-front you can find a condo from $750,000 and up in Naples. For an upscale golf course we have one now at Tiburon at $695,000. Tiburon is the very upscale golf course with a Ritz Carlton Hotel. Vasari which is super nice too has a 3 bedroom for $559,000. If your looking for an investment Naples/Marco Island is the place to be. But, buyers need to seek out realtors who specialize in finding deals. With the amoubt of short sales, foreclosures, excessive builder products and just owners anxious to sell there is a lot of information to look through. Property history, time on market and motivayion of the seller. With investment property if makie your money the day you close on the property. The people who bought expecting huge profits in the future got in trouble. When the market drops you need a cushion, thats why you attempt to buy below the current market. I hope this helps. In Naples the price range for golf/ gulf can be from 500000 to 5 million

Terry,
You are talking about very different products (Golf Vs. The Gulf)...so the price range for those varies as well. We have a community here in Naples that is beach style, on the bay, and offers a short terms managed rental program (1 week minimum). These properties can be had in the $600's up. Look for furnished properties that have been on the market for a while for the best deal. Some of them actually have tenants already in place, so you would have immediate rental income when you close on the property.
