Can you put verbiage In contract asking for leftover closing cost credit be heldover as an appliance credit?

I am in Washington State buying REO property where seller is offering 3.5% credit. Would like to use re ain't monies for new appliances.

My understanding is that this offer is only good for closing costs. This is a subject you should have with the agent writing your offer and perhaps the escrow closing agent to see if such a credit can be included in closing.
It sounds like you are attempting to use the mortgage loan to incorperate new appliances(?) If that is your plan it might be better to use your savings from closing costs to set up a second mortgage loan for upgrades.
Not sure on this issue either but would advise you to have a discussion with your lender as well.
