Can you purchase a home in Atlanta when living out of state?

Hi Denise,

Yes you can purchase a home in Atlanta while living out of state. The home will have to be purchased as an investment property or 2nd home. The credit requirements are a little more strict when doing so. You may need a higher credit score and you may be required to present 10% to 20% down payment. I would suggest that you contact a mortgage lender and be specific about your plans. The more information that you are able to provide, the better off your chances of getting an approval. If you fail to disclose information, like the fact that you will be purchasing a home in another state, you could waste a lot of time only to be denied.

Yes, someone who lives out of state can purchase an Investment Property in GA. A Second Home/Vacation Home might also be possible.
