Hi, I agree with what you have already been told. You CAN work with as many agents as you like, unless you sign an exclusive agreement with someone.I will tell you what I tell other clients, or perspective clients, "you won't get the best out of anyone, if you work with everyone". I will go out of my way to help and make something work, IF I have someone as loyal to me. I work hard and there is nothing worse than realizing that someone left you to keep another appointment down the road. Also, with the multiple listing services that are available, that most REALTORS belong to, you don't need to jump from agent to agent. One that you choose, can show you everything available, their listings or anyone's, their company or another. You really are better off finding someone you like, that is knowledgeable and sticking with them. Good luck to you! Feel free to make contact if I can help in any way. Unless you have signed the "exclusive right to represent buyer contract" You are free to work with as many agents as you would like, I would recommend that you work with an agent that you feel understands your wants and needs and listens to you. If you are happy with an agent, then there is no reason to need more than one in a geographical area. Remember, an agent only gets paid if they sell a house. Nobody likes working for free. But there are also plenty of agents that do nothing more than open the door.
My advice, find someone you think will work for you and stick with them. I have been known to pack for my clients, arrange movers, painters, cleaning people, water plants, etc and in return I not only receive their loyalty and friendship, but they refer me to their friends.

Plenty of Agents to choose from- find the one that works for you!

Depending on your search area, you probably need more than one. If you're looking in dutchess and also in westchester, you probably want someone familiar with both areas. We've been working with two and had to fire one, but upper and lower westchester are night and day and we needed different people.

There is really no benefit in having more than one broker. If you have a broker who you get along with and is working hard for you, there is no reason to have one or more agents trying to work for the same result. If you are working with a buyer's agent and are happy with that broker, I say stick to them

If you have signed a buyer representation contract with one broker and sign with a second, you may be liable for two commissions.

If you have not signed a contract, you can deal with as many agents as you like, but not two different agents on the same house.

Hi Irene,
As you are a buyer, your agent will ask you to sign a disclosure. The most common is a buyers agent which most agents would hope that you would honor loyalty to them. Another is an exclusive right to represent which has certain criteria set forth before you and the agent as far as how long you will "hire" them to represent you.
You really are free to to work with more than one broker as a buyer.

Hi Irene, do you mean can you use more than one broker to find a home? well sure you "can" but "should" us use more than 1 is a better question. As long as your broker and you get along, they are available and you like what they are doing for you, you should stick with that person. You should be loyal to them since they will be showing you houses and in some cases for many months and working for free.

As long as you feel your broker is doing a good job you should stick with him/her. If you feel there are things they could be doing better for you or if they do not know that much about the areas you are looking in or they are not available for you as often as you would like then sure find someone else but don't use more than one at a time.
