Can you drop your agent? We wanted to possibly put an offer on 277 Brittany Lane, but now our realtor says the listing is off the market!

We told our realtor wanted to see the house on Friday, but our realtor went on vacation and said they would set something up for this week...what is the status of 277 Brittany Lane...Is it too late to look and place an offer?

Viney,

It can be frustrating to lose out on an opportunity, especially in your instance where your Realtor went on vacation and you missed the opportunity to make an offer on a home.

I would contact your Realtor's managing broker, and explain your frustration. Realtors are to operate under a code of ethics, and to put our client's needs first. If you were my client, I would have given you the contact information of another Realtor so that in your instance you woul be able to make an offer in a timely fasion, and not lose out on the home of your choice!

Viney-in fairness it would be good to know WHEN the home went off the market. Was it already under contract prior to Friday? I know it can be infuriating to see a home you were interested in go under contract and I'm sorry that you had that experience. However, it is very possible this property was under negotiation prior to you asking your Realtor to see it. Another question in fairness would be when did you let your Realtor know you wanted to see this much sought after home? If it was Thursday night or Friday, morning you may want to rethink your evaluation of the Realtor. It is very likely that the contract was already accepted.

But then again, your Realtor may simply have elected to put their vacation first. All I'm suggesting is to be realistic and communicate clearly with your Realtor. They cannot control the market. However, they should absolutely move quickly when it's time to move.

You can work with whomever you choose. Just be sure your Realtor honestly did drop the ball before you fire him/her. Has he/she worked hard for you until now? Is missing out on a home you haven't even seen the point of your frustration? Or has your Realtor been unresponsive in general?

wishing you a wonderful home purchase!

I am glad Im here! Sorry to hear about your let down. Of course you can fire your agent, just as an agent can fire a client.

If you sign an agency agreement with a realtor we are promising to work for you and in your best interest. And you are in agreement that if your realtor works hard for you that you will buy your home through them as your representative to protect your interests.

If you signed an agency agreement with them, I would convey your frustration and if you choose to fire them, get it in writing to protect yourself and the new agent you hire!

May I ask how long you had been working with this particular agent, did they go over prequalification and the in's and out's of agency?

Best Wishes

This is definitely a ball dropped by your Realtor. A foreclosure such as this one will receive offers immediately, and likely sell for over asking price. Most likely you needed to see the house the day you called, and should have been referred to an associate to show it to you. And it was not your responsibility to know this or ask for this. And the timing over the Labor Day weekend was very unfortunate.
That said, mistakes are made, and you have to evaluate whether you wish to lose your Realtor over this one. Only you can evaluate the service you have received so far, how serious you really were, and whether it may be in your best interest to continue with an otherwise very good Realtor.

Of course you can drop your agent, but first please communicate your feelings to him/her. Unllike your doctor, lawyer, postman, we work many a night and weekend. We are human and do need time to breathe. Most agents have a partner or co-worker that can jump in and assist. Did you ask if there was someone else in the office that could assist you Fri?

Hi Viney ... I just checked the MLS and your Realtor is correct. The home has an accepted contract and currently pending. Therefore, the home cannot be shown. At this point, it is too late to make an offer. There were probably offers even last week being negotiated.

In terms of dropping your agent, you certainly can chose to work with someone else, but that is something you need to speak with your Realtor about. If I can help, shoot me an email.

Best of luck,
