Can you build closing costs into the mortgage?

I have heard that you can build the closing costs into your mortgage. Just wondering whether there is any truth to this.

Pwf316: This is a question for a mortgage person. Sometimes the answer is yes. FHA loans, with 3.5% down, allow some costs to be included. Some conventional plans, with adequate down payment, may do so as well. Sometimes this works by having the sellers contribute to your expenses. If they are getting what they want and need, they can allow some return to the buyer for “costs,” which will be in the mortgage because they are getting what they want and the mortgage company feels that the house can carry that much debt. You have to see what each mortgage company will allow for a buyer of your resources and credit score.

Obviously, if you are trying to push the closing costs into the mortgage, you are a marginal buyer. Be careful that you do not get in over your head. As you are now witnessing in the national economy, the situation can get ugly fast

Yes, the buyer can build closing costs into their mortgage. Depending on the type of mortgage, it can be done using what is often referred to as "seller assist". And in cases like a VA loan, many costs can be simply attached to the loan amount. In almost all cased, the property must appraise for the total amount mortgaged.

You can build closing costs into the mortgage for refinancing provided that you have enough equity on the home. For purchases, you can get a sellers assist to help pay for closing costs if the loan program and the seller allows it.
