Can you build a 1500sqft home high end finishes on 1 acres for $350k in Highlands-Cashiers area?

Yes. You need someone that knows the area well and is familiar with the different builders. I have been working in this area for over 35 years. No doubt, if you are serious, we can make things work for you, or anyone for that matter.

I've noticed you were from Breckinridge. This area is very similar, except we don't have the skiing like that area. Still, there are great mountain hikes, mountain biking, Lake Glenville, and other great activities.

There are some exceptional values in homesite purchases right now. When home inventories are up, land purchases are usually down and this is the case right now in Highlands and Cashiers. You should be able to secure a good building lot for less than $50K, especially in the Cashiers-Sapphire area. Many of the builders in our area are "hungry" right now for the very reason above - there is a large inventory of homes for buyers to choose from. I would expect that you can build a home with high end finishes - hardwood floors, tile baths, granite countertops in the $200 to $225 per square foot range. So the answer is "Yes."

First thanks for the question. Yes, there are some terrific new homes that are available for less than $350 in the Highlands-Cashiers area. There are several if you check out this link:
http://www.ncmountainlife.com/foreclosureforbuyers.php . This page also shows you examples of foreclosures. When you compare the foreclosures to the new homes available at these prices, there is no comparison to value. These homes have granite in kitchen and baths and many nice feature.
The builders have made a wonderful decision to lower their square foot price. You will find some really great homes. For instance there are two homes one at $275,000 and another at $289,00 that have 1746 sq. feet.. That is a lot of bang for your buck as it includes the lot price as well. This builder has built more than 50 homes on the mountain and puts out a quality product. Here's a great website that will help you with price per square foot costs for building a home. You don't say if you are including the land or not but this site will help you with calculating the costs to build the home.
