My fiance and i are looking to see if we can get a mortage our annual salary is 70K,We are looking for a one family short sale or a forclosure in the springfield garden, jamaica, cambria heights, laurelton are of queens.We have 12k for a down payment..thanks for any answers

Hi,
This is my view of the situation:

Since you are working with a limited down payment, your best option is an FHA loan.
The areas that you mentioned do have houses in your price range.
If the house needs a little bit of work you there are FHA loan programs that will allow you to borrow some money to fix as well.

to sit down with a loan officer or bank. First of all you need to get a
Real Estate agent how will help you choose he/she to find a respectable bank.

There are many factors that enter into getting qualified for a mortgage...steady employment, annual wages, and a down payment are very positive. One additional consideration your debt: credit cards, car loans, college loans, medical bills etc.

Our recommendation is to be in touch with several loan specialists to get pre-qualified for a loan. This will help you to establish the purchase price you can target for your home search.
