Well folks I was able to reach him, the house was vacant( very very vacant) almost vagabond vacant. We did go see it Sunday afternoon. It's definetly a think hard and long type of house since it needs major work. Tear most of the house down to the studs kind of work. Not up to my living standards since it was not the cleanest either and I have a slight case of monkofobia But if we go through and do the work it would be a magnificent home. Thanks to all who answered.

Just out of respect since it is Sunday, I wouldn't recommend it. I would try putting myself in the realtor/ current homeowner's position to see how it would make me feel... Also consider the area. Certain parts of the country (especially this area) still have regard for Sundays as being the day for worship and family. Hope this helps.

Good response, Dineen, I would add that you probably won't get to the see the house that second anyway as the listing agent and the seller may also be in church or unavailable. Many sellers like a little bit of notice, even though we would like them to have it clean 24 hours a day!

It is best if you can wait for your agent to avoid any conflicts as to who would be the "procuring cause" if you decide to buy that particular home. If you absolutely must see the home immediately, and your agent is unavailable, be sure to tell the listing agent that you are working with an agent. Some will be happy to show you the home, (because it is in their seller's best interest,) and be understanding that you already have representation, some will ask that you wait for your agent, and some will try to convince you that you can get a better price if they represent you and the seller. It is up to you to decide at that point how to proceed. Buyers are not "owned" by their realtors, but we do work hard to be available for them, and sometimes it is just not possible. If you do decide to see the home, and you do like it, it really is in your best interest to make the offer with the realtor you have been working with, as they will have only your best interest to think of. If you make an offer with the listing agent, it is their legal obligation to make their seller their top priority.

There are no problems with you looking at the home. Just make sure you tell the listing agent that you do have an agent and if possible give them their card. I always make sure my buyer's have a small stack of my business cards so in case they decide to go to an open house or new home community they can give the onsite agent my card and let them know they have representation. This way they will also not be constantly contacted by that agent trying to sell them a home.
If you like it them by all means wait till you speak with your agent before proceeding. Your agent will consult with you and give you more information on the home that you might not have seen or heard yet that will affect what you offer in price.
