Can someone use only their salary and have someone co-sign? Or does a co-signer always have to offer up their salary too?

I am a Realtor not a lender, however:

1) I am pretty sure that co-signers typically help with income requirements but don't really help with credit. Therefore, why wouldn't you want to use their salary?
2) There are many types of loans, so it will depend on what type of loan you are getting (FHA, VA, Conventional, private, etc.)

A co-signer must pass all the qualifications for the loan process as well.
