We live in Sunnyvale and love the area, but want to be closer to the city. Are there particular areas you would recommend? - we'd love a 3-4 bedroom with an ocean view!!

Good and bad... Prices are very good.. Nice area and many different type of things to please people. It's a quiet town.. More fog on the north end then on the south end. If sun is a factor to you, head more toward the south end and back in from beach at least about 1 mile back. There are some really nice areas that have sun, believe it or not. It is a secret. If you are looking for something nice and affordable, it's a great place. If you work in SF, the commute is not bad. If you work in the South Bay, it's a long drive. Pacifica does not have much of a night life. It's a quiet area, with a lot of nature depending where you live.

Pacifica is beautiful. People who come visit me from other parts of the bay remark that they had no idea how beautiful it was. It has a laid-back feel - both homey and resort at the same time. Very comfortable. For the fog, yes, it has fog, but probably less than you think. In the winter, there is no diff between the middle peninsula and Pacifica weather. If it rains here, it rains there, if no rain, then sun and nice crisp walks on the beach. In 2 months in summer, it's 50-50 whether you have sun or fog. But on those sunny days, it is a paradise and you tell yourself how lucky you are to live here. Wish I could afford a home here, but sadly, the news is out that Pacifica is a wonderful town and only 12 minutes to downtown SF (from the north side) - so still expensive. Good luck!

Hmm. Pacifica is definitely many small communities. There's a big blue collar element (despite the high per capita income), some neighborhoods have lots of old ratty old vehicles and not well-maintained homes but are fairly pricey. I would argue against those who say that Pacifica is not in for a notable price decline (in addition to what has happened to date). Look at the historicals from 2000-2007 and you are looking at fairly steep increases in valuation. That is in addition to a large number of new constructions from the past decade and a lot of turnover. There are quite a few properties in foreclosure. It will be interesting to see what happens.

Weather: if you like fog and more fog and cold ocean air, you'll love it there.
Crime: very low
Schools: good public schools for the most part.

An interesting tool is google maps street photographs. You can get a good idea of what a neighborhood looks like just by moving up and down the streets. One other point: there are areas that flood regularly (parts of Linda Mar) and an area right on the ocean. Regularly being every 10-20 years.

Here are February 2008 statistics for San Mateo county, including Pacifica - per DQ News. It compares current prices to prices 12 months ago. As you can see San Mateo county is quite different than the average California Several cities reported steep growth in prices. Pacific'a prices dropped somewhat, but it is not "a crash" type of a drop you see in the East Bay or Central Valley.. It reflects the location of Pacifica. It is a bedroom of SF and San Mateo county. Use Trulia to see prices in specific neighborhoods in Pacifica. Check short sale, as they can yield best prices.

I represent buyers and sellers in Pacifica but have never lived there myself - I live just over Devil's Slide on the Coastside. From talking with my clients and watching the Pacifica market this is what I can say that I hope will be helpful. Pacifica remains one of the most affordable communities in San Mateo County, especially for the proximity to SF/Silicon Valley/greater Bay Area. Pacifica offers ocean views, proximity to beaches, and some creative school choices. It is a lifestyle choice as many people choose to make their home in Pacifica for the coastal climate, surfing conditions, activities for seniors, etc. To help you decide on a community or neighborhood, know what aspects of Sunnyvale you love that you would want to try to maintain in Pacifica. Knowing that will help you narrow down the neighborhood and then be able to find the best 3-4 bedroom home with the ocean views you hope for. The neighborhoods are varied since it was originally 9 separate areas that incorporated into one city. Pacifica is one of the communities that has had a slight decrease in value last year while other San Mateo County communities have shown an increase. The 07 Median Sale Price was $726,500 - 0.3% down from 06; and the 07 Average Sale Price was $751,661 - down 1.1% from 06. In general the neighborhoods that seem to hold their value are Pedro Point, Vallemar, Sun Valley, Park Pacifica and Sharp Park. Of course, there can even be neighborhood street fluctuations and market segment fluctuations. Also, that doesn't mean that other neighborhoods won't have a terrific home at a great price available as personal taste will be important. When it's time for you to work with a Realtor, he/she will be able to provide that kind of hyper-local information for you.

My husband and I have lived in Pacifica since 1978 and have raised two children in the process. We all love the ocean and Pacifica was the perfect choice. Both of the homes we have lived in were within walking distance to the Pier and we have enjoyed both the sometimes stormy seas and the incredible sunsets. The neighborhoods are as varied as the people. Pacifica has a "small-town" feel and is easy to join community groups or attend events. Pacifica is so centrally located and traveling to the north Bay, peninsula or East Bay is not a big deal. I enjoy the fact that you can get to the City in 10 minutes and it is not across a bridge!

Thanks Ed and Artur. If the housing market continues to slide, do you believe that Pacifica will hold its value well? Are there particular neighbourhoods that hold their value better than others (maybe because of a good school or similar attribute)? Thanks!!

You can get ocean view houses in various 'hoods around Pacifica, whether it's down near Terra Linda, or up off streets like Manor. Pacifica is definitely a lot more affordable than other cities in SM County (like San Carlos, Redwood City, San Mateo, etc.). The thing you may hear about Pacifica, and it's notorious for it, is that it does get a LOT of fog...not like the outer Sunset in SF, but for SM County natives (like myself), when one says "Pacifica", one of the first things we think of is fog. Gross generalization, maybe a little, because there are plenty of sunny days in the year in Pacifica.

But having said that, any sunny day in Pacifica can be absolutely gorgeous. A home I sold last year on Lockhaven, overlooking a canyon and the ocean, on a sunny day would feel like Santa Cruz or Monterey.

There's other ocean-front cities, of course, down that way to consider too (i.e. Half Moon Bay, El Granada, Montara, etc.)
