Can someone please tell me how do you calculate the taxes on properties in Lincolnshire & Lake Forest.?

I want to know what the annual taxes would be on a 3600sq ft house in Lake Forest and a 1600 sq ft house in Lincolnshire / Vernon Hills area.

Hello Alex,

As you're discovering, taxing formulas are rather complicated and involve assessed values(which fluctuate) of both land and the building, % of lot improved, multipliers, etc. It's not just the square footage of the house that's taken into consideration, but also the size of the lot. Generally, however, you would expect to pay at least $13,000in taxes for a 3500-3600 square foot house in Lake Forest. Upgrades and location are also factors that can impact taxes. There aren't many single family homes in the Lincolnshire/Vernon Hills area with only 1600 square feet. However, you could expect to pay in the $6000 range.

I'd be glad to email you a sampling of listings for you to review to get a better idea of what's available in those home size/tax ranges.

Property taxes in Lake Forest are about 1.3% of the property's fair market value. Lincolnshire and Vernon Hills are more in the 2-3% range.

To be truly accurate you should check the assessors website for each property in which you have an interest. Go to http://assessor.lakecountyil.gov/Assessments/Pages/By-Address.aspx and click on the links until you get to the individual tax bill. This will show you the tax rate for that property, the estimated market value used by the assessor to calculate taxes, and the taxing bodies to whom that address pays taxes. With this information it is easy to substitute the value you think you will pay for the property into the assessor calculations to approximate the taxes at the value you believe is fair for that property.

Lake Forest taxes are approximately 1.5% percent of appraised value. Lincolnshire is higher, closer to 2% if assessed value. These are generalizations, but you will find many homes fit into these parameters. Each township has a slightly different rate, but overall you will find that Lake Forest has lower taxes than other Lake County communities. Regardless of your taxes, challenging your taxes is definitely worth doing wherever you are.

Unfortunately your question cannot be answered in terms of sq. footage or Lincolnshire vs Lake Forest. There are 5 count them % taxing bodies within the LF LSH area and athese areas and Lake Bluff and Mettawa are the highest property values in Lake County so basically the taxes are based on a 33 1/3 assessment value for a value assessed at a certain tax rate per 100. so the taxes are calculated by multplying the assessed value X the tax rate per hundred. based on the budget for the County. There is very little difference between Lincolnshire, .Lincolnshire with Lake Forest Zip Code abd Mettawa but Vernon Township is aggregious in their tax valuations this year so the answer is FIGHT YOUR TAXES WHEREVER YOU ARE,
