Can someone please help!?

Asked by Samantha, Northridge, CA Mon Dec 3, 2012

My wife and I have excellent credit scores (high 700s/low 800s). We make on a monthly basis almost $4000 together. We're looking at homes (townhomes, condos, etc.) in the price range of 250-300K. We're able to put down 20%. Unfortunately b/c of my student loans (greater than $100K) I am denied. WTF is this all about??? Please help. Thank you

I am a Loan Officer with Inhouse Lender. We are a direct lender to several banks I'd be more than happy to take a look at your current senario and see if we can find a loan program that can work for you.

I haven't seen the credit report BUT lenders usually take your income and cut it in half.... so if you are making $4k a month, then theh will use $2k to pay for the new house payment, taxes, HOA's and what ever shows up on your credit report... I can't say this is the reason but depending on what shows up on your credit report, this could be how come.

Hope this helps.
