Can my husband be on the mortgage alone?

We both have good credit, but he works and I stay home. Also the majority of our debt is in my name. Can we purchase a house just in his name?

It is possible, though the bank will not distinguish the debt in your name as seperate from community debt. Talk to Bill Steward over email or phone and with a few minutes he will let you know what your options are, I've posted his link below. But the answer to your question is yes, all the other spouse must do is sign a quit claim deed at closing, and this is done from time to time for a variety of reasons, in fact I've done it myself twice for various reasons.

Yes it is possible to have only one person's name on the mortgage but this largely depends on the individuals income, savings, and debt. Individuals sometimes elect to leave one party off the mortgage because of their poor credit rating. By including them it could serve to decrease their chances of obtaining the loan.

It will depend on his debt to income ratio and other factors but more than likely it is possible. You can have your name on the deed so you are on record as being an owner or not, there are pro's and con's to both that would be best explained by an attorney.
