Can i find an Austin home with a basement?
i cannot seem to find any listings with a basement

There are a few other neighborhoods that may have basements. Some homes in the more hilly sections of Austin may have basements. Look in the following zip codes: 78704, 78759, 78731,78738, 78734. There are walk out basements in Lakeway. Because of the hill country topography out in Lakeway, Toll Brothers has built homes on a ridge (hence called Ridge at Alta Vista). The basements have windows and doors to access the outside. They also have condominiums (called Enclave at Alta Vista) that have walk-out basements as well. Have your realtor search on # of stories, look for 3 stories or multi-level.

Dear Elena,
Yes there are a few homes with basements, however it is the exception not the rule in Texas for a variety of reasons. For the most part land has been less expensive here and therefore homes have not been built with basements. Most of Texas is not that high above sea level so a basement is not an option due to water penetration. Austin is the only part of Texas where I have seen basements. Another reason however is the soils here tend to shift around, because we have a lot of caliche/clay soils. Part of Austin is built over the Balcones Fault, and those homes shift around quite a bit. Austin has rocky hills which allow us to build homes in the hills and those homes are more likely to have the basement you seek. For example of the exception to the rule,there is a lovely development in Lakeway called Alta Vista and several of their homes built on the hill have basements. These homes are built exclusivley by Toll Brothers and they are a high quality product. Most of these homes are spacious and have a lovely hill country view. If your interested I would be happy to show you a few homes that do have a basement, just call me and I will send you the information on those homes directly. It will be really hard to find a home here with a basement. Because of the soil composition here it would be cost prohibitive to dig basements. We came here from the midwest where there are very few homes without basements. I miss my recroom but I love Austin. Family rooms and media rooms you will find, but not basements. Maybe if the home on a hillside, however, we wouldn't call it a basement. You can definitely find tri level homes in certain price ranges.

I have only seen about 3 homes with basements in texas. I think because of our soft soil basements are not built here. I would probably give up on that. I would be happy to help you with your search.
