Can anyone tell me about Silver Creek communities?
My husband and I are looking at Cedar Mill in Powder Springs. We love the area. The square footage is amazing considering the price. All sounds too good for the price they are listng it at.

Silver Creek built a subdivision in Newnan (Lake Zachary) but will not stand behind their work. Many of the residents of Lake Zachary have had or are having a problem getting their warranty items taken care. Lake Zachary is their only subdivision in Coweta County so once they sell a house they leave the homeowner to correct many of the first year issues. One resident had to get the county building inspector involved in order to get the leak in his roof repaired along with all the damage that the leak caused. A year later and the repairs still aren't finished. Stay away from them.

I agree with Peggy Hatley, I've visited Cedar Mill and was not impressed. The square footage for the homes however is amazing. The inside of the houses are great, but when I look at the outside elevations, especially the lexington 3 car version, you can find this house in more than a dozen neighborhoods at various prices and that makes me uncomfortable about my purchasing there. The builders will build the same identicle houses right next door and across the street one from the other, which is so cookie cutter to me. In order to get a house as far from cookie cutter as possible, they have all of these upgrades that you can add to the home, to get away from that plain old box shaped house. I would go down the street in any direction and check out the other homes in the area (Hawthorne, Stonemill Creek, The Registry at Old Lost Mountain, Powder Creek, Poplar Farms or even Mooring Crossing) before I contract with Silver Creek. I promise you wil get what you pay for over there. Also, check out their website or go visit some of their other communities. The builders there need to step up their game if they are going to enter the market in West Cobb.

This is a wonderful area. The nieghoborhood is very nice. Have you been on their website yet? They are offering some deals. They do build alot of square foot for the price. Quality is about what you would expect for the price. So if the sq. Ft. is really important to you, then go for it. I would personally drive thru the nieghborhood to see how the homes are holding up and talk to residence that are out to find out how happy they are with the builder. I have not heard much about this developer and builder. If you have no contingency's such as selling a home and can close fast (within 30 days) then you should get a wonderful deal right now from any builder. Unless they are about to go under, then you will be buying as what you see is what you get. I work a new home subdivision and we have had one bulder to go under. The buyers that bought from the banks just did not understand that there was not warranties that come with the home. All repairs or finish of work is up to the buyer. So check things out really well. I have not heard anything bad about this group but check them out good. I would love to help if you need it. Cedar Creek is located in one of Cobb's best schools areas. I just spoke to one of the on site agents and they are excited to hear that you are interested in their community. The prices are great although you may be able to negotiate a lower price. However, the incentives are wonderful. They include free housekeeping for one year, an appliance package and $2500 in closing cost. They are also running a special where you can put down $1 yes $1 as earnest money. This community also offers lots of standard features at no additional cost. These homes have up to 5033 square footage and are convenient to shops and the interstate. Powder Springs is a good community to live in and raise a family. I just relocated my cousin from Delaware here and they love it. First, that community is in a good school district and the Lovinggood Middle School and Hillgrove High Schools are new within the last three years. There was a lot of heated debates when the redistricting lines were redrawn for those two new schools so the location of the community is ideal in terms of schools and that should help it maintain/recover value when the market stops falling. That brings me to my second point. There's a lot of inventory in West Cobb and the builder certainly has incentive to sell the home and get out from under the construction loan. You may be the builder's one shot for the week to sell that home. So, you're in the driver's seat. Even though that's true, you may want to consider using a buyer's agent to help you negotiate further. A buyer's agent (no cost to you) will be able to arm you with information and represent you in making the best deal. Remember that although the agent on site may be "super nice". The agent represents the builder. The area that the home is located in is mostly upscale new homes as you might have gathered when visiting the property. I would just say that the only down side to the location is if you work in Marietta or Atlanta. The morning traffic is horrendous as it goes from two lane down to single lane as Dallas Highway turns into Whitlock going into Marietta. It's a buyer's market! And in many cases you can get an even better deal than what is being advertised! Silver Creek Communities has been a reputable company over the years and really has focused on the West side of Atlanta, but has begun to reach out to the Southeast where land is abundant and easily aquired. I have had some past clients that have purchased some of their homes and I have not heard any complaints. New home builders are in a pinch to get inventory sold and offer some amazing incentives. If you are well qualified and do not have a home to sell in order to purchase you new home I can help you negotiate the best deal possible. It's always important to have your own representation when working with new construction.
