My husband and I are looking at Cedar Mill in Powder Springs. We love the area. The square footage is amazing considering the price. All sounds too good for the price they are listng it at.
I do own a house in a Silvercreek community (The Meadows, in Stockbridge, GA).
I don't have much to say about the quality of the house (seems good to me), but I confirm that THEY WILL NEVER FIX YOUR house even if still under the warranty period. The only way to reach them is through email and they will never reply to you. The sales staff are extremely rude, dress like they just got out of bed and treat people who have any problems with such a rude attitude. They are very UNPROFESSIONAL.
Don't expect any warranty items to ever be fix. THEY NEVER FIX WARRANTY ISSUES. You have to fight to get anything.
If they do come out they fix one problem but do such a POOR job they BREAK SOMETHING ELSE then you have to fight to get that fixed.
THEY WILL NEVER ANSWER YOUR EMAILS.

Stay away from Silver creek Communities, there product is cheap. I live in the South wind Golf & Country Club development in Fairburn ga, and my overall conception of this development is IT SUCKS. The homes are built with poor quality and in my development there is no builder to finish building out the development and we have a golf course that ever opened. Also the home that's next door to me isn't even aligned with other homes in the development, the home sits back and are homes shadow it, I really can't believe a builder would build homes like this. Now I see why the home next door was foreclosed on. I talked with the owners before they moved out and they told me that silver creek sold them a cheap home with poor quality and there where building a home in another development in Fairburn built by Jones and minear "Quality Builder" and was going to foreclose on this home because the silver creek agent lied to them about the development and the amenities that where going to be expected there. Man I wish I would have been smart enough to purchase a home in my business name like they did so I can walk away from this horrible home I hate living in this development and I hate the overall concept of my home.
I was considering purchasing in the Silvercreek Community also and then I had a conversation with one of their sales associates. You are free to do what you like, but I found their people to be rude. The sales associate told me that I was crazy trying to negotiate a lower price on a home that has been standing for about 6 months. He said that I was stupid and that I didn't know anything about buying a home. He became very angry and hung the phone up in my face. Before hanging up, he said that Silvercreek Communities was doing fine financially and that they didn't need to reduce their inventory. Very poor customer service. I would hate to think how I would be treated trying to get other issues resolved. I called the corporate office to report the poor customer service I received, and the guy that I spoke with was even more rude.
Interestingly enough the day after my agent and I were able to get the same deal with a David Weekley home that I was trying to get with Silvercreek Communities. I am now under contract on a David Weekley home and I would not recommend anyone to buy a Silvercreek Communities home just on their poor customer service alone. I also reported their customer service to the better business bureau. The house with David Weekley is even a better product. When 1 door closes another one will open. I wonder how long that house in the Silvercreek Communities will remain on the market. I guarantee you in this market that they are going to take a major loss. Their people are so unfriendly and not trained obviously on proper customer service practices.
looking through the other answers I would note that the only positive answers are from people that want to sell you a house. The owners of houses built by Silver Creek are clearly indicating that there are build quality and warrenty issues with the houses. They will abandon you once the closing is in process. Also not mentioned is in order to get the incentive deals, you have to use their prefered lender, which in my case was SunTrust. That was not the most competitve rate and they even played games on that end by "forgetting" to do a 30 lock on the rate so it crept up a little by closing. I had an 803 credit score and put 20% cash down on the deal and yet Sun Trust would not even lock the rate at the start of the paperwork. Buyer beware when dealing with Silver Creek.
do beware. these houses are cheaply built. I am in the Madison Point subdivision in Cobb county and the houses are showing problems. Initially we were totally abandoned after the pre buy inspection before closing. None of the inspection items were corrected prior to moving in. only one was fixed after move in. In the first year I had an air conditioning failure that was fixed under warrenty. now at 2 and a half years I have found a plumbing leak coming from the second story bath and damaging the first story ceiling. a neighbor reported this happening to him a year ago, have to find out now if I am still under warrenty. we only have around 32 houses in this subdivition. for 2 houses to have plumbing problems seems like too many for such a small group. there are spots on the walls where you can see the paint is too thin. I have had to adjust my garage doors several times becuase they slipping off the tracks. When I was looking around and saw Red Oak communities I thought wow those are really cheaply done. bad looking construction all through them. I figured Silver Creek was better but now I realize its the same game. Every concrete slab in the house is cracked. the driveway, the rear patio, the garage floor. The pre wires cables and phone sockets throughout the house....take the cover plates off the wall and you will see that several are not even connected, they just run the wire in the wall but dont bother to terminate it at the socket so you have to have a tech come in at extra charge to make it usable. I have learned from dealing with Silver Creek and would not under any circumstance recommend them as a builder to anyone.

Silver Creek built a subdivision in Newnan (Lake Zachary) but will not stand behind their work. Many of the residents of Lake Zachary have had or are having a problem getting their warranty items taken care. Lake Zachary is their only subdivision in Coweta County so once they sell a house they leave the homeowner to correct many of the first year issues. One resident had to get the county building inspector involved in order to get the leak in his roof repaired along with all the damage that the leak caused. A year later and the repairs still aren't finished. Stay away from them.
I agree with Peggy Hatley, I've visited Cedar Mill and was not impressed. The square footage for the homes however is amazing. The inside of the houses are great, but when I look at the outside elevations, especially the lexington 3 car version, you can find this house in more than a dozen neighborhoods at various prices and that makes me uncomfortable about my purchasing there. The builders will build the same identicle houses right next door and across the street one from the other, which is so cookie cutter to me. In order to get a house as far from cookie cutter as possible, they have all of these upgrades that you can add to the home, to get away from that plain old box shaped house. I would go down the street in any direction and check out the other homes in the area (Hawthorne, Stonemill Creek, The Registry at Old Lost Mountain, Powder Creek, Poplar Farms or even Mooring Crossing) before I contract with Silver Creek. I promise you wil get what you pay for over there. Also, check out their website or go visit some of their other communities. The builders there need to step up their game if they are going to enter the market in West Cobb.

This is a wonderful area. The nieghoborhood is very nice. Have you been on their website yet? They are offering some deals. They do build alot of square foot for the price. Quality is about what you would expect for the price. So if the sq. Ft. is really important to you, then go for it. I would personally drive thru the nieghborhood to see how the homes are holding up and talk to residence that are out to find out how happy they are with the builder. I have not heard much about this developer and builder. If you have no contingency's such as selling a home and can close fast (within 30 days) then you should get a wonderful deal right now from any builder. Unless they are about to go under, then you will be buying as what you see is what you get. I work a new home subdivision and we have had one bulder to go under. The buyers that bought from the banks just did not understand that there was not warranties that come with the home. All repairs or finish of work is up to the buyer. So check things out really well. I have not heard anything bad about this group but check them out good.

Cedar Creek is located in one of Cobb's best schools areas. I just spoke to one of the on site agents and they are excited to hear that you are interested in their community. The prices are great although you may be able to negotiate a lower price. However, the incentives are wonderful. They include free housekeeping for one year, an appliance package and $2500 in closing cost. They are also running a special where you can put down $1 yes $1 as earnest money. This community also offers lots of standard features at no additional cost. These homes have up to 5033 square footage and are convenient to shops and the interstate. Powder Springs is a good community to live in and raise a family. I just relocated my cousin from Delaware here and they love it. First, that community is in a good school district and the Lovinggood Middle School and Hillgrove High Schools are new within the last three years. There was a lot of heated debates when the redistricting lines were redrawn for those two new schools so the location of the community is ideal in terms of schools and that should help it maintain/recover value when the market stops falling.
That brings me to my second point. There's a lot of inventory in West Cobb and the builder certainly has incentive to sell the home and get out from under the construction loan. You may be the builder's one shot for the week to sell that home. So, you're in the driver's seat. Even though that's true, you may want to consider using a buyer's agent to help you negotiate further. A buyer's agent (no cost to you) will be able to arm you with information and represent you in making the best deal. Remember that although the agent on site may be "super nice". The agent represents the builder.
The area that the home is located in is mostly upscale new homes as you might have gathered when visiting the property. I would just say that the only down side to the location is if you work in Marietta or Atlanta. The morning traffic is horrendous as it goes from two lane down to single lane as Dallas Highway turns into Whitlock going into Marietta.

It's a buyer's market! And in many cases you can get an even better deal than what is being advertised!
Silver Creek Communities has been a reputable company over the years and really has focused on the West side of Atlanta, but has begun to reach out to the Southeast where land is abundant and easily aquired. I have had some past clients that have purchased some of their homes and I have not heard any complaints.
New home builders are in a pinch to get inventory sold and offer some amazing incentives. If you are well qualified and do not have a home to sell in order to purchase you new home I can help you negotiate the best deal possible. It's always important to have your own representation when working with new construction.
