I owe back taxes and cannot get an approval for a government loan. I'm on a repayment agreement with the taxes, but I can't qualify for a government loan until they're paid off, which I can't do while trying to save for buying a house. Do you know of any private lenders, preferably local, that I could go through instead? Thanks in advance...
Might want to consider a contract sale. If you have enough down there are folks who will do a contract for you. Let me know if you would be interested in going this route and I will see if I have anyone that can match up with you.
Best wishes;

Hi - I have a hard money investor that I can work with here locally in the Portland area. Rates aren't pretty but they can be creative and possibly work with your scenario. If you'll send me an email at LetUsGuideYouHome@comcast.net with more details about your scenario - I can run it past my investor to see if they'd be willing to work on it.
I am dual licensed and both a Realtor and Loan Officer so can help you find a house as well.

Reni the problem is that a tax lien has first possition. No lender that I am aware of is willing to lend you the money to purchase a home only to have the government be able to forclose on it. Focus on paying off your back taxes and when they are clear you will have a much better chance of qualiting for a loan.
