I would read the profiles on this web site of 5-6 agents who work in your desired area. Select 2-3 of those agents and interview them in person. Determine which one seems to be most in tune with your needs and with whom you feel most comfortable working.
The mortgage lender who responded to your question is a fairly unbiased resource. Another good referral source is a real estate/settlement attorney. They deal with lots of agents and often know which ones are savvy and competent.

I have investment properties and mansions for the price of a condo! (Well almost; the average price of a DC condo/coop in '08 has been $420,000 vs $406,000 in '07, and they're on-the-market for only 73 days now, vs 65 in '07; not bad.)
For sellers...the sam applies...40% of DC property still sells in less than 30 days, 53% in less than 60.)
And, given the size our next government is going to have to be, (it owns the banking system now), employment and housing will keep doing what it has been doing here...steady to solid. Not only are we 'different' here, we're damned lucky! See below:

I am not volunteering for the job. If you are interested in these markets you are probably sophisticated and well educated. Your sellers are likely to be successful as well. I would think that what you would want is someone who can introduce you to more property opportunities than what you can find yourself online. Some people are deal makers and others are simply real estate agents. Finding a good deal is most important. Good negotiation with sophisticated principles is less about technique than it is about skill in engaging people in a constructive conversation.

Well congratulations on having the most popular question on Trulia in this area! I will be completely honest with you right off the bat. I am not based in Montgomery County, but I know the area because my husband is from Potomac. Here is the deal with agents--if we are licensed in Maryland, we have the ability to show you listings in any county. In my opinion, the number one quality to look for in an agent is loyalty, followed by motivation.
I personally would be more than happy to provide some references from past clients who will attest to my total commitment and drive. You see, I am not a "seasoned agent" in terms of length of time in the industry. I am in my third year. But, as a savvy, smart buyer you can probably see there are huge advantages to you as the buyer to have a newer agent on your side. I am driven, motivated and "hungry." I am up on the latest technologies and strategies which also benefit both my buyers and my sellers. My advice to you is to choose your agent based on intelligence and drive. I can't tell you how many people I have come across who ask how they can "separate" from an agent who has promised them the world and not delivered a thing. I recently obtained a listing from a young couple who chose their agent based on the number of years she had been in the business. They said she installed a sign in their yard and they did not hear a word from her after that (2 months had passed). Don't misunderstand me, I am in no way happy that I essentially took another agent's listing, but the client has to come first and there is NO excuse for such incompetency.
So, sometimes it is more to your advantage to go with drive and energy versus years in the business! No matter what you decide, be sure you choose someone who is a good communicator because without communication you may as well be on your own. I do not work in Montgomery County, however, your best bet is to ask around to co-workers, friends & family for a Realtor that they have worked with and were happy with. No matter what agent you find, ask for testimonials from past clients. Good Luck with your home search!
