weekends,use the internet regularly,and have as much initiative as we do as a buyer. We don't want someone who feels sending trend reports to our email is doing their job sufficently. We want to buy within the next few months and have preapproval. Any guidance is appreciated.

Not sure if you found an agent, but..

I would like to offer my agent to you. Her name is Daisy Davis and she works with Weichert Realtors. We are currently in VA; yet lived in Philly for about 10 years and are moving back this summer. In addition, we are currently selling our VA home, and buying a home in Philly. Given the possible stress involved, she has been on the ground working diligently to find us a suitable home (we are very picky and only wanted homes west of the Drive, in the Henry ES area). She not only is a good agent, but is very pleasant and a delight to work with. She doesn't track into high priced areas for commission; nor does she only show properties that are not moving to get them off of her books. She is making what can easily be a stressful move, very eventless.

My name Is Bill Frederick, I am a real estate agent with Keller Williams. I work almost exclusively in Mt Airy and am very familiar with there and the surrounding areas. I'd be more than happy to help you. I have no problem showing houses on the weekends. Weekends are when I do most of my showings.

The first person to answer (Jefferson) is right, if you work outside the city limits, you will avoid a city wage tax if you also live outside the city. You will, however, pay higher property taxes, but probably not enough to be higher than the city wage tax. It depends on your income.

Just a thought - you may wish to consider lower Bucks. If you work in Philly, then you may wish to ignore this idea as you'll still pay city tax regardless of where you live. But - if you don't work in the city and live outside of it you'll save a FORTUNE in taxes. Seriously. And several towns in lower Bucks have amazing school systems.

Please note that there are a handful of towns in Lower Bucks with earned income tax of 1% - but these are easy to avoid. You may wish to take a look at Trevose, Langhorne, Lower Makefield, Yardley. You could even perhaps buy right on the canal or Delaware river. I learned all sorts of interesting things moving from NJ to PA.
