Can anyone provide insights on condos in northeast Coconut Grove: Yacht Harbour, Grove Towers, Grove Hill?

and Grovenor House (all on Bayshore Dr.) Any buildings to avoid--and buildings to favour?

I have friends that live in Yacht Harbour, Grove Towers and Grovernor House. Yacht Harbour is older and some units are a bit dark. They have a good layout inside though. Grove Towers have big balconies with wonderful views of either the city or bay and the condos are a very good size inside. Some of their condos were updated by the owners. If you view the penthouses they have a spectacular view with their wraparound balconies. They are two level condos with two main entrances on each floor and a jacuzzi on the roof. The negative part is the jacuzzi is not private you can see everyone else's jacuzzi on the rooftop. And finally, Grovernor House in newer with a beautiful lobby and condos. If you want to spend the money go for Grovernor House otherwise I would choos Grove Towers the layout inside the condo and balcony are wonderful.

All three are located within feet of each other and all feature amazing water and city views. Grove Hill Tower is much newer and with more of a boutique condominium. I do welcome you to visit each of the condo home pages to review all the information about each condominium.

FIRST ANSWER

The four condo buildings you refer to are all excellent well-maintained well-run buildings. I am not aware of any new or pending assesments. Yacht Harbour is the oldest building. It has been recently upgraded and the Ken Triester lobby etc lightened as much as possible. The balconies are huge, really another whole room! Grove Towers, accross the street from Yacht harbour is again an excellent building with its own character. Grove Towers is a beautiful well layed out building, Grove Hill is older and Grosvenor House is the crown jewel of Batshore Drive. Each development has a very distinctive personality, all equally acceptable. The price range varies depending on age, updates, size etc. The maintainance fee varies also from building to building depending on the amenities and how many units share the cost. Each building has its followers and all are good to oustanding. If money is no object look first at Grosvenor House. If your budget is tight start with Grove Hill. One big plus of the newer buildings is they have hurricane proof windows. Not only do they keep the wind at bay but keep the traffic noise and Saturday night party noise out. A major consideration. Both short and long term I think the buildings mentioned are a good investment and a wonderful, convenient, fun place to live. LynnvT Miami Realtor
