Yes, beware. Phase I has yet to finalize the infrastructure -- specifically the septic. The developer is responsible for installing the first septic system (which can handle 80 homes) and the residents/property owners will be responsible for installing the remainder. These 'systems' must be maintained by a 'full time' attendant!
Ask ALOT of questions before buying.
We just went last Saturday for a blitz Marketing sale. Beautiful community but be aware of the waterfront lots. Many are over 2 acres but they look like only about 30% at most is buildable. Most of the lots priced under 150K waterfront are mostly swampy. We bought a .75 acre inside lot for 25K. I don't think they have too many left in the Phase 1 developement now, but worth taking a look
just happen to see your question on the web. did you actually see the property yet. I was there last saturday , september, 13, 2008, and know one was around. the place was locked up, just thought you would like too know.
It is my understanding that there are very few lots being offered at this price. I have spoken with the site agent and would be happy to get you in touch with him if you are interested in attending the Grand Opening Event. (As an FYI, you can get riverfront property in the area for under $100K if you have time and know where to look.)
