Can anybody tell me which town or county in the west coast of Florida with the lowest property tax?

i found unincorporated pinellas county cheaper. as previously said, check to see if area requires flood insurance also.

You may want to also look at the cost for Homeowners Insurance. I'm told that in some areas of Pasco and Heranando county there is higher risk for sinkholes so your insurance premium will be higher. Also higher wind and flood insurance areas may cost you substantially more. I've seen $1200 flood insurance charged on top of regular homeowner insurance!

Also it's important to look at the full tax bill, some communities tack on extra Community Development District taxes that may increase your tax bill thousands of extra dollars per year. The developers put the cost of the infrastructure, beautiful pools, recreation areas on the backs of the homeowners via a municipal bond that must be repaid by the homes in the community.

PS Also the amt of taxes the current owner pays may be significantly less than you will pay because a property is re-assessed when it changes ownership. Don't even look at what the current amt an owner pays to gauge what the taxes will be...go directly to the tax collector's website to verify. Some have calculators to estimate what you will have to pay.

Taxes are lower in Pasco which is Holiday, New Port Richey, Port Richey, Hudson and alot of Spring Hill if you want to be close to the water. You get more for your money also!!

To answer this question accurately, one would have to be aware of millage rate in every county which differs widely. Most agents would be well versed in taxes in their particular areas only. Taxes differ from county to county. Property tax most often depends on the value of the property and location.

Look into areas you like and then compare taxes for similar properties. It is hard to answer your question in general terms.
